Roof Replacement: How Often You Should Replace Based on the Type of Roof You Have

All roofing systems have different maintenance requirements, strengths, weaknesses, and lifespans. As a result, some roofing materials will outperform others. Shingle Roof

On average, an asphalt shingle roof will last for up to 14 years. Beyond this point, you should start weighing your options for a roof replacement. 

However, age will not always be the deciding factor. There are other things to consider as well like how the shingles are performing and their condition. For example, if you have many missing asphalt shingles or shingles that have curled, it could be time to schedule a roof replacement.

The environment can also be a factor. For instance, moss can decrease the lifespan of asphalt shingles. Not only can it grow on the shingles, but it can also wedge itself underneath them. When this happens, the shingles will gradually lift up from the foundation, and the decking will become more prone to leaks.

If moss has only overtaken a few shingles on your roof, these shingles can be replaced. However, if a ton of moss has been on your roof for a while, the shingles are probably damaged, so it would be best to get a roof replacement. 

Clay Tile Roof

Clay tiles are very tough, so if they are properly cared for, they can protect a home for up to 30 years. If a clay tile roof starts to fail before it reaches its average lifespan, use this strategy. When only a few tiles have failed, have a roofer replace them, but if over 50 percent of the tiles have failed, opt for a total roof replacement.

Metal Roof

A metal roof has a 30-year lifespan. You should consider replacing a metal roof that has:

  • Tons of visible rust
  • Panels that are deteriorating
  • Multiple leaks
  • A lot of storm damage
